The company Kairos Società di Ingegneria S.r.l. requests a minimum funding of € 70,000 (with a maximum of € 90,000) to carry out the installation of two separate photovoltaic systems totaling 68 kWp (27.88 kWp for the first and 40.18 kWp for the second) on the roofs of two separate SMEs, one located in Vasto, in the Province of Chieti, and the other located in Roccaspinalveti, in the Province of Chieti.


HOW IS THE INVESTMENT REPAYED?

The projects are based on a form of contract called EPC (Engineering Procurement and Construction), also known as "Turnkey": the ESCo carries out, on behalf of a final customer, all the phases of engineering, installation, and construction of a plant; taking care of every detail, including post-production maintenance. The final customer can choose the most convenient agreement to repay the ESCo.

In the specific case of the first plant, the final customer will pay a leasing fee to the company Kairos for the purchase of the plant, with the possibility of redemption, while benefiting from energy through self-consumption for their productive activity. For the second plant, there is the possibility of activating a CER for the excess energy not self-consumed by the SME, taking advantage of the provided incentives.

Therefore, the energy produced by the photovoltaic plants will be both injected and sold to the grid, using the provided incentives, and self-consumed on-site by the companies that will benefit from significant energy savings.

INTEREST RATE ADJUSTMENT FACTOR

In recent months, the global socio-economic context has led to a strong increase in inflation, which is the prolonged increase in the average level of prices for goods and services. For this reason, the ECB predicts an increase in mortgage and financing rates with the aim of preserving consumers' purchasing power.

In this situation, Ener2crowd has also chosen to include the so-called "Interest Rate Correction Factor (Fc)", in order to adjust interest rates (and therefore yields for investors) to the variability of the general mortgage situation.

Kairos engineering's energy consultants, through a careful analysis of energy usage, will be able to identify waste and suggest interventions aimed at rationalizing consumption management, solutions for the modernization of existing systems (where necessary), and investments in new technologies based on the use of renewable sources, able to guarantee, through the maximization of efficiency, a concrete reduction in costs incurred.

The staff of Kairos will be by your side not only in the initial phase of verification, identifying the objectives and the necessary tools to achieve them, but will also personally follow or, thanks to external collaborators under their supervision, the implementation of the necessary interventions, offering assistance even for bureaucratic procedures, ensuring transparency and speed in communications.


THE OPINION OF THE ANALYST

Kairos Engineering Company S.r.l. is an Italian ESCo established in 2011 specializing in energy efficiency since its inception. The company is based in Atessa, in the province of Chieti (CH).

The administrator of Kairos Engineering Company S.r.l. is Dr. Claudio Bruno, with no previous negative issues.

The adopted analysis methodology includes the calculation of a synthetic risk indicator, called Easyscore Integrato, obtained through a proprietary algorithm that integrates and synthesizes three partial scores (Easyscore Expert, CeBi Score 4, and CR Score). The Easyscore Integrato places the company at a score of 80/100, corresponding to the judgment of "Wide Solvency."

CONTRACTUAL STRUCTURE

The Financing Agreement is a purpose loan: Kairos Società di Ingegneria S.r.l. undertakes to use the funds received from Investors exactly as specified in the Project outlined in the public offering and not to divert them for other purposes.

The estimated cost for energy redevelopment is estimated at a total of approximately €105,000. The minimum target of the fundraising on Ener2Crowd will cover 66% of the Capex, while the maximum target will cover 85% of the total.

The crowdfunding lending campaign is a bridge loan that serves the company to cover the initial costs and continue with the installation works; the remaining portion of the Capex is covered by company funds.


AMORTIZATION PLAN OF THE FINANCING

The amortization plan provides for the repayment of Capital and Interest at each installment. Therefore, there will be quarterly installments amounting to €12,219.78.
