The innovative startup EnerMeet S.r.l. Società Benefit, operating in the smart metering and sub-metering sectors, requires funding of € 25,000 for the installation of remote energy consumption monitoring systems, replacing the ones already in place, in three customer condominiums, two in Lombardy and one in Emilia Romagna.
The raised capital will be used for the purchase and installation of meters (mainly energy meters and heat meters) and data collection units, already mandatory by law in condominiums with centralized systems.
The operation is part of the Endi Rent service, offered by EnerMeet, which allows condominiums to pay for the metering devices over 10 years, in exchange for a rental contract of the same duration, which also includes access to the Endi app: daily monitoring of their consumption and related expenses, as well as indicators and charts that simplify analysis.
The Endi Rent service is sold through a rental contract, which has a duration of 10 years and an annual fee that includes: installation of devices with a ten-year warranty, access to the Endi app for smart monitoring, monitoring of correct meter operation, energy cost accounting and allocation service for condominiums.
Endi Rent has a duration of 10 years because this is the average life of the meters, both in terms of battery life and certification provided by the manufacturer. At the end of the 10 years, the condominium can renew the contract and entrust the replacement of the meters to EnerMeet again.
This type of contract allows EnerMeet to have a cash flow with secure revenues and to offer a simple, comprehensive, and competitive service.

EnerMeet is an innovative startup and benefit corporation that operates in the Ener-tech sector, particularly in the areas of smart metering and sub-metering, through its product Endi.
Endi's mission is to avoid surprises in the bill, through the monitoring of energy consumption. Thanks to a network of remote-readable IoT meters and a simple and intuitive app, the end user can monitor the consumption of their home and the resulting expenses at any time, with a lead time of up to 6 months compared to the traditional bill. Endi not only shows easily understandable indicators and graphs for all types of users, but also adds gamification to further raise awareness and stimulate end users.
Several scientific studies have shown that consumption accounting can generate significant savings of up to 30%. Subsequently, other studies have shown that the more awareness increases, therefore the frequency with which the user receives consumption information, the more savings increase. Typically, studies refer to a monthly frequency of sending consumption data, while Endi currently provides daily updates, adding the corresponding economic value calculated through proprietary algorithms. The higher update frequency and the addition of economic information allow Endi to maximize user awareness and the resulting energy savings.
Enermeet S.r.l. SB is a company established in 2023 registered in the special section of Innovative Start-Up and Benefit Companies, with Ateco code 62.01 and its main activity being "the design and development of innovative and high-tech software platforms for monitoring energy consumption and optimizing energy consumption."
The administrator of the company is Lorenzo Maffioli, who does not have any previous negative record.
It was not possible to calculate the related financial scores as there were no deposited financial statements due to the lack of financial history resulting from the recent establishment of the company. The conducted analysis was based on the reputational aspect, which did not reveal any negativity, in addition to the developed economic activity of the company through an analysis of the Business Plan and the adopted technologies, particularly by analyzing the company's core business. All these elements have proven to be consistent.
In addition, the business model used by Enermeet was taken into consideration, which allows for a financial balance of the supported projects thanks to the economic model: through the Endi Rent service, the system is sold through a rental contract, which has a duration of 10 years and an annual fee that includes: installation of devices with a ten-year warranty, access to the Endi app for smart monitoring, monitoring of the correct functioning of the meters, and service for accounting and allocation of condominium energy costs.

The Financing Agreement is a purpose loan: Enermeet S.r.l. SB undertakes to use the funds received from the Investors exactly as specified in the Project outlined in the public offer and not to divert them for other purposes.
The expected cost for the interventions is estimated at a total of about €30,000. The target of the Ener2Crowd fundraising will cover 83% of the Capex.
The crowdfunding lending campaign is a bridge loan that serves the company to cover the costs and be able to put the plants into operation; the remaining portion of the Capex is covered by company equity and repaid through the rental of the plants.
The amortization plan provides for the repayment of principal and interest at each installment. There are four pre-amortization installments consisting only of interest; thereafter, there will be monthly installments equal to € 672,14.
The following amortization plan for Enermeet S.r.l. SB is calculated with an interest rate of 9,25% for a total of €25.000.

With the term smart metering, literally "intelligent measurement", we refer to those systems that allow for the remote reading and management of electricity, gas, and water meters. The advantages of adopting these systems are primarily of a managerial nature, eliminating the need for manual meter reading, but above all, they provide the opportunity to increase awareness among end users and raise awareness of energy efficiency and rational use of resources.
Sub-metering, on the other hand, deals with the measurement of energy consumed downstream of the supplier's point of delivery (meter) and is mainly applied in condominiums, in conjunction with condominium accounting, primarily to allow for the allocation of condominium expenses based on the consumption of each apartment.
In Italy, condominium accounting, and therefore the installation of sub-metering systems, has been mandatory since 2014, and several analyses have shown the effectiveness of its application in terms of energy savings. With Legislative Decree 73/2020, new obligations regarding condominium accounting have been introduced, mainly setting three dates:
All meters installed (or replaced) in condominiums after October 2020 must be remotely readable;
From January 2022, if remotely readable meters are present in condominiums, they must be read at least once a month and the corresponding consumption must be transmitted to the end user;
By 2027, all condominiums must be equipped with remotely readable meters.
Legislative Decree 73/2020 was introduced following numerous studies that observed that the more frequently the user receives information about their consumption, the greater the energy savings (up to 30%). The studies used a monthly data transmission as a reference, while Endi currently offers data transmission up to once a day, thus potentially achieving an even greater percentage of savings.
It is estimated that the installation of smart meters and the activation of Endi will result in a 30% savings on condominium consumption, equivalent to approximately 180.000 kWh saved annually. The savings will be equivalent to:
Saving 77.400 kg of CO2 in the atmosphere every year
Planting 7.740 trees, enough to cover an area of 39 soccer fields
Avoiding the emissions of exhaust gases from 54 cars every year
