INTERVIEW WITH THE PROPOSER

WHAT AM I ABOUT TO INVEST IN?

The company 3i Building S.r.l. is requesting a minimum financing of € 100.000 (with a maximum of € 160.000) to carry out a series of energy efficiency and redevelopment interventions at a multi-family condominium located in Tortona (AL).

The building is a residential building composed of 20 housing units. The building has a main rectangular structure, oriented along the North-South axis.

Structural Characteristics of the Building

  • Floors: 4 above-ground floors, plus unheated basement rooms used for parking and storage.
  • Ground floor: Partially adjacent to the basement rooms and partially on pilotis, creating a cantilevered area exposed to the external environment.
  • Insulation: The slab between the top floor and the unheated attic is insulated with approximately 5 cm of rock wool.
  • Walls: The vertical walls are made of hollow brick masonry, with a structure composed of a row of hollow bricks, an air gap of approximately 8 cm, and a second row of hollow bricks, for a total thickness of approximately 50 cm.
  • Windows: The windows of the housing units are made of wood with double glazing.

Existing Systems

  • Heating System: The heat generation system is centralized, powered by a traditional methane boiler with a nominal useful power of 146,7 kW. This boiler, in operation since 2003, is used for both heating and domestic hot water production.
  • Distribution: The heating circuit is directly connected to the boiler, while the domestic hot water circuit serves two storage tanks with a total capacity of 800 liters, keeping the water at a temperature of approximately 40°C.
  • Emitters: Each housing unit is equipped with a programmable thermostat and zone valves; the heating bodies are made of cast iron.
  • Solar Panels: There are four blocks of solar panels on the flat roof, used for the production of hot air, but they have been out of order for several years.

THE REQUALIFICATION AND ENERGY EFFICIENCY PROJECT

The condominium has entrusted 3i Building with the design and implementation of the following energy efficiency measures.

Replacement of the Traditional Boiler with a Hybrid Heat Pump

The intervention involves replacing the current traditional boiler with a hybrid system consisting of a 50 kW air-water heat pump and a 150 kW modular condensing boiler. This hybrid system allows for optimizing the use of electricity and gas, using the heat pump for the majority of heating, especially during less cold periods, and the condensing boiler for peak demand or when the outside temperatures are too low for efficient operation of the heat pump.

Integrated Thermal Management

Integrated thermal management is an advanced control system that regulates heat production based on the building's needs and external conditions. This system optimizes the use of energy resources, minimizing waste. The integrated management allows for modulating the power output according to the requirements, thus reducing overall energy consumption.

Relamping

This intervention involves replacing the current lighting sources, both indoor and outdoor, with LED lamps. The new LED lamps offer greater energy efficiency compared to traditional solutions, with a longer lifespan and reduced electricity consumption. This transition will contribute to a significant reduction in energy costs for the condominium's lighting.

Installation of a 45 kWp Photovoltaic System in a Collective Self-Consumption Group (GAC)

The installation of a photovoltaic system on the condominium's roof will allow for the generation of up to 60.000 kWh of electricity per year. The system will be integrated with the collective self-consumption group (GAC), allowing the condominium owners to share the energy produced. It is expected that 76% of the energy produced will be self-consumed, further reducing energy costs and improving the building's energy independence.

These measures will not only improve the energy efficiency of the condominium, bringing the building's conventional energy performance certificate from E to B, but will also contribute to a significant reduction in CO2 emissions. The overall investment also includes the possibility of benefiting from incentives related to the energy community and tax deductions, making the measures economically advantageous for all condominium owners.

WHAT AM I ABOUT TO INVEST IN?

3i Building will carry out the necessary work for energy efficiency interventions. The total investment, amounting to approximately €276.000, will be partly paid directly through direct collection from the condominiums before the start of the work, through a down payment, and thanks to the crowd bridge loan necessary to advance a portion of the necessary costs.
Some of the interventions are covered by Ecobonus: thermomanagement and valves at 65% - while photovoltaics at 50% as stipulated in recent legislative provisions related to fiscal incentives in the field of redevelopment and energy efficiency of residential properties. The remaining portion will be paid through an installment plan in line with the project's business plan.

QUALITATIVE SCORING AND FINANCIAL SCORING

ENERSCORE+ & EASYSCORE INTEGRATED EXPERT

Ener2Crowd provides a first qualitative parameter called "EnerScore+" which is assigned to each investment proposal. This parameter defines a SCORING that objectively, comprehensively, and understandably summarizes all the data that characterize the project from a technical point of view, starting from an ESG evaluation expressed in CLASSES, and a verification of activated SDGs (Sustainable Development Goals).

A specific Financial Rating called "Integrated Expert Easyscore" is expressed, resulting from the credit analysis carried out by EasyFintech, in which the reliability and creditworthiness of the Project Holder Company are verified. EasyFintech S.r.l. is a company that carries out commercial information dealer activities with License art. 134 TULPS Prefecture of Milan prot. n. 14795/12B15E of 31/01/2020.

In the case of the Project proposed by the company 3i Building S.r.l., the resulting EnerScore+ is equal to 11,88, so an ENERSCORE+ A (ESG) is assigned, while the Integrated Expert Easyscore is at level 3 - AMPLE SOLVENCY.

INTEREST RATE DEFINITION

In recent months, the global socio-economic context has led to a strong increase in inflation, which is the prolonged increase in the average level of prices for goods and services: the ECB has therefore predicted an increase in interest rates on mortgages and loans with the aim of preserving consumers' purchasing power. The increase in central rates is a macroeconomic policy to counter inflation: the goal of increasing rates is a reduction in purchasing power, reducing available liquidity for both individuals and companies, to slow down the economy and avoid a continuous uncontrolled rise in prices.

In June 2024, after 5 years, the ECB made a first cut in interest rates of 0.25 percentage points following macroeconomic estimates, opening up new scenarios in the financial market.

INDEXATION TO EURIRS AND EURIBOR INDICES
Just as banks determine the interest rate applied to loans, in this case too, the interest rate is linked to the EURIRS index (in the case of a fixed rate) and the EURIBOR index (in the case of a variable rate).

3i Bulding S.r.l. is a Company established in 2019 and part of the 3i Group founded in 1984 - the Company's main activity is "construction, reconstruction, and renovation of buildings in general."

CONTRACTUAL STRUCTURE

The Financing Agreement is a purpose loan: 3i Building S.r.l. undertakes to use the funds received from Investors exactly as specified in the Project outlined in the public offer and not to divert them for other purposes.

COST STRUCTURE

The estimated cost for the implementation of the interventions is estimated to be a total of approximately €276.000. The minimum target for the collection on Ener2Crowd will cover 36% of the Capex, while the maximum target will cover 58% of the total. The remaining portion will be paid by the condominium owners.

AMORTIZATION PLAN

The amortization plan provides for the repayment of capital and interest with each installment. Therefore, there will be quarterly installments amounting to € 10.140,75.

The following amortization plan for 3I BUILDING S.R.L. is calculated with an interest rate of 9% for a total of € 135.000.

N.B.: The amortization plan begins from the first available date after the terms of the release have expired. Therefore, the table above is a mere simulation containing the first available date in case the campaign is completed at its expiration date.

Energy efficiency in the residential sector refers to measures and interventions aimed at reducing the energy consumption of existing residential buildings, improving their efficiency in the use of energy resources. The usual interventions carried out to achieve this goal are: thermal insulation; replacement of windows and doors; upgrading heating and cooling systems; efficient lighting; use of efficient technologies and appliances; installation of renewable energy systems; smart energy management and monitoring. Energy efficiency in buildings not only reduces energy costs for owners, but also contributes to the reduction of greenhouse gas emissions and the improvement of environmental sustainability. In many countries, there are also incentives and government programs to promote energy efficiency in residential buildings. Currently, about 75% of the EU building stock is energy inefficient, which means that a large amount of energy used is wasted. WHAT ARE THE ENVIRONMENTAL BENEFITS GENERATED BY THE PROJECT?

The interventions carried out by 3i Building S.r.l. thanks to the simulations of the APE (Energy Performance Certificate) before and after result in a reduction of 10,300 Sm3 in annual gas consumption and 4,000 kWh in electricity consumption.
